Property Condition Assessor - Building Envelope|
This position is responsible for self-performing roof and exterior façade assessments as part of our Building Envelope Team. The assessor completes all aspects of assessments including field work, research, data compilation and report preparation for each project, depending on the scope of work and client needs.
Perform roofing, waterproofing, and building enclosure field observations and/or testing as directed.
Work outdoors on construction sites performing observation visits, existing condition surveys and destructive and non-destructive tests in accordance with industry standards.
Conduct field investigations and condition assessments and develop construction documents, details and specifications.
Complete Property Condition Assessments (PCAs), Indoor Air Quality (IAQ), and Construction Loan Monitoring (CLM) services.
Writing summary and technical reports.
Preparation of Plans and Specifications, contract documents and cost proposals.
Evaluate contractor performance to ensure project deliverables and quality standards are achieved.
Communicate with and coordinate the review of construction documents with the project architect, client/owner representatives, sub-consultants/contractors, contractors and other team members.
Contribute to maintaining and improving quality control.
Ensures on-time delivery of reports and accompanying correspondence to clients.
Communicates with clients and management to discuss and develop solutions to recognized concerns.
Adhere to company and client safety practices and policies at all times.
University degree in Civil Engineering, Building Science, Earth Science, Diploma in Architectural/Engineering Technology or relevant project management experience and 4-6 years’ service in US military and
10+ years experience.
Roof Consultants Institute “RCI”, RRO or EWRO registration or ability to obtain within 60-days.
Certified Lead Paint Inspector - NISOSH 582 Certified.
In-depth knowledge of building materials and constructions processes for design and repairs of roofs and building envelopes.
Knowledge of building components, systems and cost estimating.
Knowledge of multiple types of commercial roofing, exterior cladding and waterproofing systems.
Knowledge of aluminum-and-glass curtain wall systems; window systems; masonry; stone; precast concrete; or unitized/panelized façade systems featuring barrier wall, rain screen or pressure equalized performance capabilities; and have understanding in the use and application of sealants, flashings, thermal insulation, and air/water/vapor barrier materials within the systems listed above.
Ability to read and understand architectural drawings and related specification sections.
Detail-oriented with strong organizational skills.
Excellent written and verbal communication skills.
Strong skills in Microsoft Word, Access and Excel.
AutoCAD/Revit experience is desirable.
A demonstrable track record of excellent time management skills combined with the capability to handle multiple priorities in a fast-paced environment.
The ability and willingness to travel potentially 40% to 50% of the time.
Ability to physically navigate site properties in various weather conditions and the ability to climb a ladder and gain access to roofs.
Valid Driver’s license.
